In the podcast, Nicolas Beaussillon discusses Retail Estates’ position as a specialised retail park player. He explains how retail parks differentiate themselves from shopping centres and high street retail through large store units, easy accessibility, free parking and relatively low rents and service charges. He also highlights the increasing polarisation of the retail market, making strong locations increasingly important.
The conversation also covers Retail Estates’ growth strategy. The company aims to resume international growth and has taken a first step into a third market, alongside Belgium and the Netherlands, with its first acquisition in France. Other priorities include further strengthening its in-house asset management capabilities and future-proofing the property portfolio.
Beaussillon also discusses the impact of e-commerce, changing consumer behaviour and ESG. Retail Estates continuously adapts its tenant mix to changing consumption patterns, invests in the energy performance of its buildings and is exploring how AI can help make better use of company data and support investment and renovation decisions.
Finally, the podcast looks at financing and the Retail Estates investment profile, including leverage, portfolio rotation, higher financing costs, dividend policy and the ambition to develop a larger international retail park platform.
